What to Gather Before a Property Strategy Conversation

You do not need a perfect file. A few useful details can make the first conversation much more productive.

You do not need to arrive with a complete plan. The first useful property conversation is often where the real question becomes clear.

A few details can help organize the situation without turning the meeting into an intake form. Bring what you have. Missing information is part of the work.

What changed?

Write a sentence or two about what brought the property into focus. It might be retirement, family, work, inheritance, affordability, a new opportunity, a repair, or a future concern that is becoming harder to ignore.

Who does the decision affect?

Include the people who live in the property, own it, depend on it, may move into it, or may be affected by the outcome. Property decisions often involve people who are not in the first conversation.

What property information do you have?

An address is enough to begin. Helpful additions may include ownership documents, a mortgage statement, surveys, plans, leases, repair estimates, inspection reports, AI research, or notes from prior conversations. Do not delay the conversation because the file is incomplete.

What must the economics support?

Think in terms of requirements rather than perfect numbers. What monthly cost feels sustainable? What would a sale need to make possible? What return or flexibility would justify an investment? Note any questions that require a lender, CPA, financial planner, attorney, or insurance professional.

Why now, and why not now?

Identify real deadlines, preferred timing, and reasons to wait. School, work, care, leases, construction, financing, and market preparation can all affect the sequence.

Bring the questions you cannot answer

The goal is not to prove that you are ready. It is to understand what property needs to make possible, what evidence matters, and what should happen next.
